Wisconsin has a temporary ban on evictions due to COVID-19.

Emergency Order #15 banned evictions and foreclosures between March 27th and May 26th, 2020. This Emergency Order may be extended or altered in the future, but here are some of the important takeaways:

• Landlords CANNOT serve any notice terminating a tenancy for failure to pay rent;
• Landlords MAY terminate a tenancy if the eviction is based on a reasonable belief that failure to proceed with the eviction will result in an imminent threat or serious physical harm to another person;
• Mortgage note holders are PROHIBITED from starting a legal action for foreclosure on real estate;
• Mortgage note holders are PROHIBITED from requesting or scheduling a sheriff’s sale of a mortgaged premises;

You may have heard of lenders and landlords working with people during these trying times, which is excellent to hear, but it is important to know that there is no obligation for them to do so.
